Title Survey is a comprehensive investigation and evaluation of significant factors affecting and influencing boundary locations, ownership rights, rights of way and easements within or immediately surrounding a certain lot, parcel or quantity of real estate. A completed Title Survey map will include but not limited to the legal bearings and distances of the subject property, discrepancies, if any between property boundaries as described in record documents, information concerning adjacent properties as per record deeds, filed maps, and/or tax records as well as observable physical evidence.
Topographic survey
A Topographic survey is a detailed mapping of the natural and man-made features of a specific area of land. This survey provides information regarding elevations, slopes, vegetation, bodies of water, structures and other physical characteristics of the terrain. These surveys are generally used for urban planning, engineering design, construction projects, land development and environmental assessments.
FEMA Elevation Certificate
A FEMA Elevation Certificate is a document used to certify the elevation of a property relative to the Base Flood Elevation (BFE), which is the level at which flooding is expected to occur during a 100-year flood. This certificate is often required for properties located in flood prone areas to determine flood insurance rates and assess flood risk. The document is completed by a licensed land surveyor and provides crucial information for insurance companies, property owners and local governments to assess and manage flood risks.
